Please note that we are not an standard property agent, who will only offer you whatever properties we may have in our catalogue, but we act as property finders, to help you to find the best choice of properties which match your requirements. We are an independant company and our only commitment is our customers and their requirements and our aim is to get the best deal for them.
The first and most important step is to find the right property in the right location at the right price. To do this we need at least a month to brush the area of your interest, visit the area to search for the properties on sale, talk to owners or visit the local agents, and verify that the information provided for the properties of your interest, if already published is correct (we have noticed that many property ads are incorrect and doesn't correspond 100% to reality).
And the best of all is that we only get paid our commission if at the end there is a sale agreed, so we try hard to find you what you are looking for at the right price!
The advantage you have is that you don't need to go from agency to agency looking for your ideal property. We will do it for you and save you all the effort and time consuming searching!.
As an example we can provide the following services, but please ask us if you need something else which is not in the list:
- Identify clients need and locate suitable properties for viewing, apart of thouse available directly from website.
- Send (after verify situation) of portfolio of shortlisted properties and arrange non-committal visits if requested. Please note that a member of our organisation will dedicate you full time, from your arrival, collecting you at airport if needed and accompany you to visit all the properties.
- Negotiate the best deal using our local knowledge of area and agents.
- Guide purchaser through buying process and arrange solicitor, if required and advice on financing.
- We can locate local tradesmen, builders and suppliers and introduce you to professionals to enable you to commission architects, if needed, who know the local requirements for seeking all planning and building work licences from the Concello.
- We can provide you with regular progress reports and costings and provide liaison with your appointed builder if you so wish.
- Upon completion of the renovation we can arrange to decorate and furnish your home to your own taste and specification and will even arrange cutlery and linen ready for your holiday or move to your new home.
- We can offer a letting service through our sister company www.greenspainholidays.com and depending on location of property, arrange servicing and maintenance.
In essence, we will do as much or as little as you wish in order to make the whole process as painless and enjoyable as possible and at the same time using our local knowledge to secure a sound investment whether it be a holiday home or permanent residence .
